I want to open an internet cafe in Trenton, NJ. What do I need to know?

By admin

mandybeach2004 asked:

I am pretty sure I have the startup money. I’ve heard it’d cost about $10,000 to startup, and I will have $20,000 in about 10 months. In the meantime, I want to do some research and prepare myself as best I can. Any idea what I’ll need? What steps are involved with insurance and business licenses and locating property, etc.
Thanks!

Question for All Insurance Agents?

By admin

ediblealto asked:

I have read some of the previous answers and understand that to make it in the insurance business, you have to work hard and put in hours. I have a friend who sells health insurance and know that it can be lucrative. However, I am interested in knowing how you chose which line of insurance sales you wanted to get in to. I have been exposed to health insurance when I worked for Medicare so there would be some familiarity there for me but somehow selling property/casualty seems more interesting.

Are different personalities better suited to one or the other?

Is it more a personal preference?

I would like to hear from both sides especially if any of you have done both.

Bought a home Nov 2007, had a renter move into old property. What deductions can I use?

By admin

netdragon asked:

I bought a home in November, ‘07 and am renting out my old property that I lived in until November. The renter moved in Dec 1, but due to a promotional two month no-rent period, they didn’t start paying until February ‘08. I also did about $1200 worth of repairs on the old property in November to prepare for the renter moving in.

Specifically, I’m interested in:
* Mortgage interested. Where do I place each? Is the mortgage interest for the old property a personal or business expense or a primary residence since I lived there 11 months? Or is it prorated?
* Are property taxes on the old property personal or business expenses?
* Are the property taxes on the
I paid mortgage interest on both the old and new property that year business or personal expenses?
* Can I deduct the promotional cost (2 month free rent) as a business expense?
* Can I deduct the repairs as a business expense?
* Can I deduct the last 2 months of association fees and homeowners insurance as business expense?

Paying taxes on rental property I live in?

By admin

magnet4trouble asked:

I live in 1/2 of a double and I rented the other half out from June 1, 2007 – Dec 31, 2007. I have owned it since Dec 2006.

1. Can I deduct any rental loss for not renting it out those first few months of the year?

2. How do I account for mortgage insurance and PMI? Can I deduct half of it under a business of renting it out and half as a homeowner? Or is this not correct?

Conflict of Interest – Carrying both a real estate and insurance license? Operating in both areas of business?

By admin

RBillion asked:

I currently carry a property and casuality insurance license yet I would like to sell real estate as well. Is this legal? Would you as an employer see this as a conflict of interest yet the companies do not functition in the same industries and your employee or agent does not allow it to affect his/her productivity?
Btw, I potential employer stated they would see it as a conflict of interest because they would not want one or the other to take focus away from each other. Do you think that they were saying that because of the risk of hiring a new employee and not seeing the person’s productivity? I agree it would only help the other’s business.

Real Estate Investments – Properties Insurance Dilemma/ISSUE?

By admin

Independent_guy asked:

Hi,
6 months ago I stopped working for a company I used to work for. The problem is I got a Great Discount from an insurance company BASED on the fact I am working for this big company.
Now I am a little worried that if I call the insurance company to tell them i am no longer an employee there, there will be penalty for telling them about it only now! How should I tell them about it? I have/had no claim by the way and the insurance is for real estate properties (rental Business). I just don’t want them to update I lied or something and then i will not be able to get insurance at all, not even from other companies or at least not for a good price – that is my main concern. Is it better to come to their office to explain the situation instead of calling!? Any advice how to avoid negative consequences in this case would be highly appreciated! THANKS.
